Safety information for high rise residents
We have 18 high-rise buildings — buildings over 18 metres tall or more than six storeys—and we want everyone living in them to feel safe, secure, and right at home.
Our Building Safety team works closely with residents and partners to make sure each building meets the highest safety standards. Below, you’ll find more about the work happening in high-rise buildings and how we’ll keep you informed and involved every step of the way.

Your Building Safety Manager is here to support you and make sure your building stays safe.
Reporting a building safety concern
If you have a building safety concern and it is an emergency, please call 0330 355 1000. Examples of building safety concerns to report immediately:

Sudden appearance of large cracks

Total or partial collapse of a building

Damage to external wall system e.g. loose cladding panel

Anything which may allow fire to spread e.g. combustible materials in communal area

Visible damage to a fire prevention system e.g. sprinklers, fire alarm / detection, dry riser

Significant issue with a fire door e.g. door remaining in the open position, broken glazing panel

High-rise building safety - how we'll keep you informed and involved
Building Safety Residents Meetings
If you live in a high-rise building, you're invited to residents meeting. These take place every three months and are an opportunity to connect with our team in person. You’ll hear the latest updates about your building, have a chance to share your thoughts or concerns and hear about what’s happening in your local area. Everyone is welcome at these meetings, we’ll discuss a range of topics including:
- Any planned work in your building and communal areas
- Building safety updates and advice (at least once every 6 months)
- Other spotlight topics like funding for projects, grounds maintenance and community safety
We’ll send you a letter inviting you to the meeting for your building. This letter will also include the agenda, so you’ll know what will be discussed. If you’re unable to attend, don’t worry, we’ll make sure you receive a summary of the meeting afterwards.

High Rise Customer Voice Panel
We created Customer Panels so more residents can get involved and help shape our work on the services and issues you care about most.
The high-rise panel is for customers who live in a high-rise flat who want to engage with us on subjects specific to high rises and safety in high-rise blocks.
You can get involved as much or as little as you like. Panels meet at least twice a year and might include ongoing conversations or one-off reviews. You can take part in whatever way works best for you:
- In person
- Over Teams
- Online surveys
You also get a £20 voucher for each meeting you attend.

Building safety information and guidance
We want you to feel confident and informed about the safety of your home. Each year — and within 10 days of moving into a high-rise flat — we’ll send you a letter with important building safety information, tailored to your building.
It includes helpful advice and guidance on things like:
- Your Building Safety Manager
- Fire safety measures in your building
- What to do if there’s a fire
- Fire detection systems in place
- Regular safety checks
- Fire door safety
- How to prevent balcony fires
These can also be found in high-rise noticeboards.
Evacuating in an emergency
Your safety is important and as a responsible organisation, we want to understand what support you would need if you had to leave your home in an emergency. In addition to this, there are now new regulations which aim to improve the fire safety and evacuation of residents who may have difficulties in evacuating a building in the event of an emergency.
This maybe due to a:
- Physical mobility issue
- Sight impairment
- Hearing impairment
- Cognitive condition
- A medical condition that means you need assistance to leave your home
It is important you tell us, so we can put the right support in place for you and adhere to the new regulations.

Building Safety Case information
It’s a legal requirement that all housing associations, like One Manchester, share key safety and building information about your building with you, and with the Building Safety Regulator (BSR), which is the government body that oversees our sector and ensures that our buildings are safe. Building Safety Case Reports include details like:
- What your building is made of
- Any improvements we've made
- Safety checks that have been done
- When the next checks are scheduled
